Your all-nighter at the Priest's Cottage 

A £50 non-refundable deposit is required to secure your date.

The remaining balance must be paid no later than 2 weeks before your investigation.

If payment is not received by this deadline, we reserve the right to cancel the booking and retain the deposit.

The Lead Booker is responsible for making sure all payments are made on time.

All cancellations will result in the loss of your £50 deposit as a minimum.

The £50 deposit is non-refundable at all times.

Once the remaining balance has been paid, cancellation will result in the full hire fee being retained. No refund will be given.

Failure to attend will also result in the full hire fee being retained.

Cancellation due to illness is still classed as cancellation and is subject to these cancellation terms.

Anyone with a contagious illness is requested not to attend the venue due to staff vulnerability. Choosing not to attend because of a contagious illness will still be treated as a cancellation, and the applicable cancellation charges will apply.

Team members dropping out, inability to fill spaces, transport problems, work commitments or changes of personal plans do not automatically entitle you to a refund.

Any request to move a booking to another date is entirely at our discretion. 

If we have to cancel your investigation, you will be offered an alternative date or a refund of the money paid directly to us.

We are not responsible for additional costs such as travel or accommodation.

All-Nighters run from 7pm until 9am.

Please do not arrive early unless agreed beforehand. The property must be vacated by 9am.

Standard bookings are for private hire only.

You must not advertise, sell tickets or sell individual spaces without our prior permission.

Public and ticketed events require separate permission and pricing.

If collaborating with another team, group or organisation, the Lead Booker must hold valid Public Liability Insurance (PLI).

The Lead Booker remains responsible for the health, safety and behaviour of their team and anyone attending as part of their collaboration.

Children aged 6+ may attend with appropriately insured teams.

Anyone under 18 must be supervised by a parent or guardian at all times and have a separate waiver completed.

The Priest’s Cottage operates a strict zero alcohol and drugs policy.

No alcohol is permitted anywhere on the property under any circumstances.

Illegal or recreational drugs are strictly prohibited.

Anyone arriving under the influence may be refused entry. Anyone found drinking, taking drugs or under the influence during the investigation may be required to leave immediately.

No refund will be given.

Well-behaved pets are welcome by prior agreement only.

You must tell us beforehand if you intend to bring a pet.

Guests are responsible for their pets at all times.

Any damage caused by a pet must be paid for.

Any urination, fouling or other soiling inside the property will be subject to an additional cleaning charge.

The Cottage must be left clean, tidy and as you found it.

Guests may be charged for damage, missing or broken items, excessive mess, pet damage, urination or soiling, and any additional or specialist cleaning required.

Please keep food in the kitchen wherever possible.

Any damage must be reported as soon as possible.

- No Ouija boards without prior permission.

- No death whistles without prior permission.

- No religious aggravation or deliberate religious provocation.

- No alcohol or drugs.

- No sexual activity of any kind.

- Keep the Cottage clean and tidy.

- Leave rooms, furniture and items as you found them.

- Treat the building and its contents with respect.

- Follow all reasonable safety instructions.

Breaking these rules may result in your investigation being ended immediately without refund.

The Priest’s Cottage is within a historic building. Guests must take reasonable care when moving around the property and follow all safety instructions.

The Lead Booker is responsible for the health and safety of their team and anyone attending as part of a collaboration.

Risk assessments, the Accident Report Book and other relevant safety logs and information are kept on site and are clearly displayed/available in the kitchen.

Guests are encouraged to familiarise themselves with the safety information on arrival.

All accidents, injuries, hazards, near misses or damage must be reported to the on-call staff member as soon as possible and recorded where required.

The Priest’s Cottage is a historic property and may not be suitable for guests with mobility impairments or accessibility requirements. The venue may include uneven surfaces, steps, narrow passages and other features that could present difficulties or risks.

Guests must assess their own ability to safely access and move around the property before booking. Any mobility-impaired visitor attending does so entirely at their own risk. To the fullest extent permitted by law, we accept no responsibility or liability for the safety of any mobility-impaired visitor or for any injury, loss or damage arising from their attendance or movement around the venue.

CCTV operates within the property for safety, security and evidence purposes.

Our full CCTV policies are available on request.

Suspected evidence can be requested by providing an accurate timestamp and details of what occurred.

Footage cannot be guaranteed to remain available indefinitely.

Please tell us before your investigation if anyone attending has a serious allergy.

Additional cleaning can be arranged where reasonably possible, but we cannot guarantee the property will be completely free from all potential allergens.

Guests are responsible for their own belongings and investigation equipment.

We cannot accept responsibility for lost, forgotten, stolen or damaged belongings unless we are legally responsible for the loss or damage.

A staff-led investigation can be added for £50, subject to availability and prior arrangement.

Our team will lead the investigation and provide agreed investigation equipment.

The Lead Booker is responsible for:

- Ensuring everyone knows and follows these Terms & Conditions.

- The behaviour and safety of their group.

- The health and safety of anyone attending through their team or collaboration.

- Holding valid PLI where required.

- Ensuring children and pets are properly supervised.

- Reporting accidents, hazards, damage or problems.

- Paying legitimate charges for damage or additional cleaning caused by their group.

We reserve the right to refuse entry or ask individuals or groups to leave for safety reasons, unacceptable behaviour or breaches of these Terms.

This includes alcohol or drug use, aggressive behaviour, deliberate damage, unsafe behaviour or unauthorised activities.

Where guests are refused entry or removed because of their own actions, no refund will be given.

We will not be liable for any failure, delay, cancellation or interruption to the booking where this is caused by circumstances beyond our reasonable control. These may include, but are not limited to, severe weather, flooding, fire, power failure, structural damage, utility failure, epidemic or pandemic, government restrictions, public health measures, industrial action, civil unrest, war, terrorism, acts of God, or any other event that makes the property unsafe, inaccessible or unavailable.

Where a force majeure event affects your booking, we may offer an alternative date or, at our discretion, a refund of money paid directly to us. Any refund will be limited to the amount paid directly to us, and we will not be responsible for additional costs such as travel, accommodation, insurance, lost income or other expenses.

If an investigation has already started and must be ended because of a force majeure event, no refund will be due for the unused portion unless we decide otherwise.

To the fullest extent permitted by law, the Lead Booker agrees to indemnify and keep indemnified The Priest’s Cottage, its owners, operators, staff, agents and contractors against any claims, demands, actions, losses, liabilities, damages, costs and expenses, including reasonable legal and professional costs, arising out of or in connection with:

- The acts or omissions of the Lead Booker, their team, guests, children, pets or anyone attending as part of their booking or collaboration.

- Any breach of these Terms & Conditions.

- Any injury, loss or damage caused by the negligence, wilful misconduct or unsafe behaviour of the Lead Booker or anyone attending with them.

- Any damage to the property, its contents or equipment, or any additional cleaning required as a result of the booking.

- The acts or omissions of the Lead Booker, their team, guests, children, pets or anyone attending as part of their booking or collaboration.

- Any breach of these Terms & Conditions.

- Any injury, loss or damage caused by the negligence, wilful misconduct or unsafe behaviour of the Lead Booker or anyone attending with them.

- Any damage to the property, its contents or equipment, or any additional cleaning required as a result of the booking.

- Any failure by the Lead Booker, their team, guests, children, pets or anyone attending as part of their booking or collaboration to exercise reasonable care, caution or common sense.

- Any loss, damage, injury, delay or disruption arising from natural occurrences or events, including weather, wildlife, natural movement, falling branches, flooding or other naturally occurring conditions, except to the extent caused by our negligence or other liability that cannot lawfully be excluded or limited.

This indemnity does not apply to the extent that any claim, loss, damage, cost or expense is caused by our negligence, breach of duty or other liability that cannot lawfully be excluded or limited. Nothing in these Terms & Conditions excludes or limits liability for death or personal injury caused by negligence, fraud or any other liability that cannot legally be excluded or limited.

Payment of your deposit confirms that you have read, understood and accepted these Terms & Conditions.

The Lead Booker must ensure everyone attending is aware of the rules before arrival.

Cancellation at any time will result in the loss of your £50 deposit as a minimum. Cancellation due to illness is still classed as cancellation. Once the final balance has been paid, cancellation will result in the full hire fee being retained.
